HS Properties Tenant FAQ

When is rent due?

Rent is due on the 25th of each month. Pay via Zelle (570-335-2474), Venmo (@hspropllc), Cashapp ($HSpropLLC), or Apple Pay (808-365-9666). Late fee: 20% after 3 days.

Can I have pets?

No pets are allowed at this property. Violation is a breach of your license to occupy.

Are guests allowed?

Guests may stay up to 2 nights per 30 days. Longer stays require written permission. Violation may result in eviction.

What happens if I break the rules?

Violating rules can result in a 15-day notice to fix or vacate. Damages may be deducted from your security deposit.

What is the security deposit for?

The security deposit covers damages, unpaid balances, or rule violations. Returned within the month after checkout, minus deductions.

Can I extend my stay?

Your stay does not automatically renew. To extend, sign a new agreement and submit payment before the current term ends.

How do I request maintenance?

For emergencies (level 9-10), text or call 570-230-7808. For non-emergencies, submit a work order through the portal. Level 9-10 emergencies include gas, fire, active water leaks, or structural damage. For other life-threatening emergencies, call 911.

Can I sublease or transfer the property?

No. Subleasing or transferring your license is prohibited.

Is smoking allowed?

No smoking inside the home or anywhere on the property.

Who maintains utilities?

All utilities and services are included: WiFi, electricity, water, heat, lawn care, maintenance, snow removal, pest control.

What if I abandon personal property?

Remove all personal items at the end of your license. Items left may be treated as abandoned. You may request storage for up to 30 days at your cost.

What if I die while occupying the unit?

Your estate may terminate the license with 14 days’ written notice. Estate is responsible for unpaid fees or damages.

How do I report broken smoke/carbon detectors?

Notify landlord immediately. Failure to maintain detectors is a breach of license and may result in charges for damages.

What are noise rules?

Keep noise levels low. Do not disturb others. Violation is a breach of license. Courtesy hours are 11 PM – 7 AM daily.

Can I make changes to the property?

No alterations allowed: no painting, nailing, or installing equipment.

How do I pay the cleaning fee?

Deep Cleaning Fee $175 due every 6 months. Pay before move-in for first term.

What happens if rent is late?

Late fees of 20% apply after 3 days. $50 fee for declined payments.

Can I park anywhere?

Parking is first come, first served. Vehicles with leaks must park on the street.

Can I use common areas?

Yes, you may use living room, dining room, game room, zen room, theater, and lounge.

How do I get my keyless entry code?

Codes are provided at move-in. Do not share with anyone.

How do I submit proof of school or income?

Upload documents to the work order portal or email [email protected].

What appliances are included?

Electric range/oven, refrigerator, washer/dryer, microwaves, dishwasher (some units), heating/cooling, TV, bed, computer desk/chair.

Who is responsible for appliance repairs?

Management handles appliances unless specified. Occupant responsible for misuse or damage.

What should I do if property is unsafe?

Notify management immediately. You may delay start date or cancel agreement for full refund.

Can I hang pictures or decorations?

No nails, hooks, command strips, or painting allowed.

Where do I dispose of trash?

Take trash out on scheduled trash days. Excessive trash may result in $175 cleaning fee.

What is the move-in process?

Move-in date and unit assigned will be in your license agreement. Inspect property at move-in.

Do I have tenancy rights?

This is a revocable license to occupy. No tenancy rights or exclusive possession.

What happens at the end of my license?

Occupant must vacate property immediately at the end date. Remaining is considered trespassing.

Can I extend occupancy automatically?

No automatic renewal. A new agreement must be signed for extensions.

How do I pay prorated fees?

If moving in mid-month, first month may be prorated based on days occupied. Occupant must continue paying fees. Management and occupant will discuss next steps.

What if there is a fire or natural disaster?

For gas, fire, or urgent safety issues, call 570-230-7808 immediately. For all other emergencies, call 911.

Are there rules for hosting guests?

Guests may stay up to 2 nights per 30 days. Longer stays require written permission.

Is there insurance provided?

Occupant is responsible for personal property insurance. Owner insurance does not cover occupant belongings.

What are my responsibilities?

Keep property clean and safe. Notify management of repairs, hazards, or damage immediately.

Can I store belongings after leaving?

Management may provide up to 30 days of storage at occupant’s cost.

What is the late payment fee?

20% after 3 days late. $50 for declined payments.

What is the policy on keys and access?

Do not share keyless entry or access codes. Return keys at move-out.

Are utilities included?

Yes — WiFi, electricity, water, heat, lawn care, maintenance, snow removal, pest control.

Can I install antennas or satellite dishes?

No. Installation of external equipment is prohibited.

What amenities are included?

Washer/dryer, fridge, stove, microwaves, heating/cooling, TV, bed, computer desk/chair.

What happens if I leave early?

No automatic prorated refund unless agreed in writing. Occupant responsible for fees until agreement ends.

How do I open my bedroom door with the keyless entry?

Enter your 4-digit code, then press the large menu button on top of the keypad or use the key.

How do I lock my bedroom door with the keyless entry?

Hold any button on the keypad for 2 seconds or use the key to lock the door.

Can I share my bedroom keyless entry code with others?

No. Do not share your assigned room entry key code with anyone.

How do I use the closet rechargeable lights in my room?

Remove the light fixture from the magnetic strip and use the charging cord located inside the desk.

Do all rooms use the charging cord for closet lights?

No. Only rooms E, F, G use the charging cord. Rooms A, B, C require battery replacement when needed.

Who is responsible for replacing closet light batteries?

For Rooms A, B, C, tenants are responsible for replacing batteries as needed.

Can I remove or take closet lights?

No. Closet lights must stay in place and be used as intended.

Where can I find the WiFi password?

WiFi passwords are located in the study room.

What should I do about loud music or TV?

Please be considerate of others. Use earbuds or headphones if you want music or TV loud.

Do I need to clean after using common areas?

Yes, please clean up after yourself every time you use any common area.

How do I handle my trash?

Take trash out on scheduled trash days. Follow the weekly cleaning scheduler. Improper trash disposal may result in fees or fines.
